maintain the required 10 foot side yard setback. <br />2. A variance could be granted to allow the garage to be placed <br />on the existing concrete slab with a insufficient side yard <br />setback of seven and one -half (7 1/2) feet, encroaching a <br />total of two and one -half (2 1/2) feet into the required <br />ten (10) foot side yard. There would be no apparent <br />hardship experienced by the applicant if a variance is not <br />granted, only an addition cost to alter the concrete slab <br />which does not justify approval of a variance. <br />3. Whatever alternative is chosen by the City, only one garage <br />shall be present on the property, the old garage must be <br />removed within a time frame determined by the City. <br />4. The vehicle located between the house and garage foundation, <br />must be moved, per Ordinance Section 903.050.F.6. (see <br />photographs). <br />5. All Building Official, building ,inspection report <br />requirements must be met to the satisfaction of the City. <br />Attachments provided for reference: Exhibit A -Site Location; <br />Exhibit B- Detailed Site Location; Exhibit C -Lot Plan, Exhibit D- <br />Site Photographs; Exhibit E- Garage Photographs. <br />ISSUES AND ANALYSIS <br />Intention: <br />The garage that is proposed to be moved form Vadnais Heights to <br />2837 Noel Drive in Little Canada is intended to replace an <br />existing garage. The existing garage is 24' X 24' (576 square <br />feet); the replacement garage is 24' X 28' (672 square feet). <br />The garage to be moved is longer and will provide more storage <br />space for items other than automobiles. <br />The garage will be placed on the same concrete slab as the old <br />garage. Approximately three feet of concrete was added to the <br />rear of the existing slab to accommodate the longer garage. <br />Compatibility: <br />The building materials used to construct the garage to be moved <br />will be compatible with the existing house, as well as the <br />surrounding neighborhood. The garage is a wood frame structure, <br />the same as the other homes and garages in the area. The garage <br />is covered with white siding that is the same in appearance as <br />the home existing on the lot at 2837 Noel Drive. <br />Private garages for licensed and operable passenger vehicles are <br />a permitted accessory use in an R -1 zone. <br />The minimum corner lot size in an R -1 zone is 11,000 square feet, <br />Page 40 <br />
