MINUTES <br />Planning Commission <br />July 14, 1988 <br />Palmen Palmen reported that any fill that would be necessary for the lots would <br />Addition come from the ponding area. <br />(Cont.) <br />Davison stated that the City has to make sure the lots are buildable. <br />The City Planner reported that with a residential plat it is incumbent <br />upon the property owner to do any corrections that might be necessary <br />to make the property buildable. <br />Palmen reported that he has letters from the Watershed, DNR, and Williams <br />Bros. recommending approval of the plat. <br />Mr. DeLonais recommended approval of the preliminary plat of the Palmen <br />Addition as submitted subject to the recommendations of the City Planner <br />as contained in his July 7, 1988 report. Motion seconded by Mr. Herkenhoff. <br />Motion carried 6 - 0. <br />Gardner Mr. David Heller, representing Gardner Bros., appeared before the Commission <br />Bros. and presented a revised site plan for the Gardner Bros. development which <br />Driveway involves the moving the a driveway to the east. This will give the <br />Change developer more buildable area and will also provide room for landscaping <br />and screening of air conditioning condensors for the office building <br />which has been proposed. <br />Costa asked the timing of the development. <br />Heller replied that at this time Gardner Bros. is planning to construct <br />the mini- warehouse buildings first, possibly this year. Construction <br />on the first office building is planned for Spring of 1989. Adequate <br />road access would be improved for mini - warehouse buildings. <br />The Planner reported that phasing of the development is not addressed <br />in the plan. Adequate parking would have to be provided for the mini - <br />warehouse buildings, but the Planner did not anticipate any problem <br />with this. <br />Herkenhoff asked if Gardner Bros. was in agreement with the recommendations <br />of the City Planner as contained in his report. <br />Heller replied that they were. Heller poined out that other than moving <br />the driveway to the east, the plan is the same as was previously approved. <br />Mr. Herkenhoff recommended approval of the Gardner Bros. driveway change <br />as presented subject to compliance with the recommendations of the City <br />Planner. <br />Motion seconded by Mr. Perlinger. <br />Motion carried 6 - 0. <br />Page 2 <br />
