Due to the rear part of <br />the existing lot being subdivided off, the lot width could <br />not be increased. Currently, the lot width is approximately <br />2.5 feet short of the required 150 feet. <br />The nonconforming setbacks on Tract B are also existing <br />conditions existing prior to this proposed subdivision, <br />therefore, the subdivision is not creating or increasing <br />nonconformities on the two lots. <br />Easements <br />The subdivision requires a 6 foot drainage and utility <br />easement around all lot lines. Because the intended <br />purposed of Tract A is to create additional ballfields which <br />will be on City property, a drainage and utility easement is <br />not required for Tract A. Additionally, Tract A, will be <br />combined with adjoining City property and the easements , if <br />any, will be added at that time. <br />Tract B has provided the required 6 foot drainage and <br />utility easement around all lot lines in conformance with <br />the City Subdivision Ordinance. <br />Future Subdivision <br />It should be noted that this subdivision is creating a <br />landlocked parcel, however, it is anticipated that this <br />parcel (Tract A) will be combined with adjacent property the <br />City is intending to acquire and will relieve the landlocked <br />situation. <br />Page 74 <br />
