MINUTES <br />Planning Commission <br />September 8, 1988 <br />road is developed. <br />DeBace then reported that the two lots will be 100 feet wide and 90 <br />feet wide and he wanted to make sure that at the time the 90 foot lot <br />might be sold in the future, there would be no problem with the lot <br />being non - conforming. <br />The City Planner pointed out that the property would be under a PUD <br />and, therefore, the lot would not be considered non - conforming. <br />DeBace stated that he wanted to be absolutely sure of this. <br />The Planner stated that it will not be an issue. The Development <br />Agreement will give the property owner the authority to develop <br />that lot and it will be considered a fully conforming lot. <br />DeBace reported that he will provide the City Planner with a landscape <br />and drainage plan by next week. DeBace asked if when all the details <br />are resolved, if it will be possible to get building permits on the two <br />additions proposed. <br />The Planner replied that building permits would be issued in return for <br />the additional road easement. <br />Mr. Costa recommended approval of the development stage of the R & S <br />Automotive PUD. <br />Motion seconded by Herkenhoff. <br />Motion carried 4 - 0. <br />Bwana Mr. John Larsen, Bwana Archery, appeared before the Commission and <br />Archery submitted a revised site plan dated September 6, 1988 for his proposal <br />to develop a 54 foot by 130 foot metal building adjacent to the Best <br />Auto building. Larsen believed the revised site plan to be in conformance <br />with the recommendations of the City Planner. <br />DeLonais asked if Larsen had adequate room for snow storage. <br />Larsen believed that he did. Larsen also reported that the drainage of <br />the property would be directed towards the two drainage ditches adjacent <br />to his property. <br />Mr. DeLonais recommended approval of the Bwana Archery Conditional Use <br />Permit subject to compliance with the recommendations of the City <br />Planner as contained in his report dated September 2, 1988. <br />Motion seconded by Mr. Davison. <br />Motion carried 4 - 0. <br />Page 5 <br />
