MINUTES <br />Planning Commission <br />October 13, 1988 <br />Centerville <br />Road Area <br />Park (Cont.) <br />Frattalone also felt that the parking lot for the park should be located <br />adjacent to the Montreal Courts garages. <br />Wehrle pointed out that the access for the parking lot would still have to <br />come from Centerville Road. <br />Sanders expressed concern that the uses of the Montreal Courts property <br />and the parking lot for the park would get mixed up. <br />Frattalone replied that there is about a 3 foot bank that will prevent <br />this problem. <br />Wehrle asked the feelings of the other Commission members for the park <br />plan as presented as well as their feelings for location of the parking <br />lots adjacent to the street versus inside the park. Wehrle pointed out <br />that the plan to locate the ballfields in the center of the park provides <br />as much buffer area as possible to the surrounding residential properties. <br />Costa asked how close the parking lot was to the road. <br />Sanders replied that the distance was 50 feet and suggested that berming <br />could be provided around the parking lots with landscaping on top of the <br />berm. <br />Costa asked the status of DeSoto Street. <br />Sanders replied that there are no plans for the improvement of DeSoto at <br />this time, however, the road would probably have to be improved up to <br />the access for the parking lot. <br />Costa asked if the pond proposed was larger than the existing pond. <br />Sanders replied that the pond is substantially larger and provides <br />ponding for the surrounding area. <br />Costa asked what is planned for the southeast corner of the park. <br />Sanders replied that an ice skating area, picnic area and potential <br />future ballfield area was planned. Sanders replied that the ice skating <br />area would be for pleasure skating and no hockey rinks are planned. <br />Frattalone asked how far the driveways for the parking lot along <br />Centerville Road were from the south boundary of the park. <br />Sanders replied that the first driveway is 180 feet from the south <br />boundary and the next driveway is shown at 380 feet. <br />Frattalone reported that the 380 foot driveway would face directly into <br />his bedroom window. <br />Wehrle reported that this driveway location could be adjusted. <br />Page 7 <br />
