MINUTES <br />Planning Commission <br />October 13, 1988 <br />Multi - <br />Rezonings <br />(Cont.) <br />DeLonais suggested that the Larry Nadeau property as well as the Weber <br />and Trobec properties and the entire area west of the railroad tracksand <br />along Rice Street be rezoned to B -3. <br />The City Planner pointed out that this would involve some developed <br />properties such as the Midwest Spring property and would make them <br />non - conforming. The Planner pointed out that he is proposing I -P <br />zoning so that the developed properties would be conforming. <br />The Commission discussed this and felt that B -3 zoning was preferable <br />along Rice Street. It was pointed out that the Trobec and Weber properties <br />are long narrow parcels that front on Rice Street and extend to the railroad <br />tracks <br />The Planner suggested that whatever zoning is dedided on for the Trobec <br />and Weber properties, the entire parcels of each should have the same <br />zoning. <br />DeLonais recommended that the property at the corner of Rice Street and <br />South Owasso Blvd., which has a depth of approximately 225 feet be <br />rezoned to B -3, and the Commission also recommends that the Weber and <br />Trobec properties fronting on Rice Street be rezoned B -3. <br />Motion seconded by Herkenhoff. <br />Motion carried 5 - 0. <br />DeLonais suggested that the property located north of the North Star <br />Estates Trailer Park should remain I -1 and not be rezoned to I -P as <br />suggested by the City Planner. <br />Costa asked the purpose of rezoning this property to I -P. <br />The Planner reported that I -P zoning would preclude metal buildings. <br />Essentially the same uses are allowed in an I -P zoning as in I -1, <br />however, more landscaping and site improvements are required. <br />Costa asked the status of metal buildings in this area if the property <br />is rezoned to I -P. <br />The Planner replied that these buildings would be grandfathered in as <br />non - conforming structures. The buildings would be allowed to expand <br />up to 25% of their size. <br />Costa asked the feelings of Suburban Auto for the rezoning. <br />The Planner replied that he discussed the rezoning with the owner of <br />Suburban Auto, who is not objecting to the rezoning. <br />Costa pointed out that there are some poor soils in the area, and asked <br />Page 2 <br />
