MINUTES <br />Planning Commission <br />October 13, 1988 <br />Multi- <br />Rezonings <br />(Cont.) <br />use to which they are putting the property. The Planner reported that <br />Levitz is in favor of the rezoning, however, he has not discussed the <br />matter with Knox or Connco. <br />Davison asked if metal buildings could be built in a BW zone. <br />The City Planner reported that there are restrictions on metal buildings <br />in BW. <br />Davison felt that BW was appropriate for the Knox, Levitz and Connco <br />properties since that zoning more accurately reflects the use of the <br />land. Davison suggested that the Rauenhorst First Addition be left <br />I -1 until the City changes the building coverage limitation in the I -P <br />District. <br />DeLonais asked what the objection would be to leaving the Knox or Levitz <br />property zoned as I -1. <br />The Planner reported that there is a limitation on the amount of retail <br />in the I -1 District, and Knox and Levitz are at the maximum. The BW <br />District allows more retail and better accommodates the uses of Knox <br />and Levitz. The Planner pointed out that under I -1 zoning Knox and <br />Levitz would not be allowed to expand their retail operations. <br />DeLonais recommended that the property north of the North Star Estates <br />Trailer Court and south of the railroad remain I -1. <br />Motion seconded by Davison. <br />Motion carried 5 - 0. <br />Mr. Davison recommended that the Knox, Levitz and Connco properties be <br />rezoned to Business Warehousing as recommended by the City Planner since <br />that zone more accurately reflects the businesses established there and <br />would allow these businesses to grow, which would not be allowed under <br />current zoning. <br />Motion seconded by Costa. <br />Motion carried 5 - 0. <br />Davison recommended that the Rauenhorst First Addition property not be <br />rezoned to I -P at this time until the City addresses the concern of <br />the businesses established on that property about the 35% building <br />coverage limitation, and recommends that the property remain zoned I -1. <br />Motion seconded by Costa. <br />Motion carried 5 - 0. <br />Page 4 <br />
