MINUTES <br />Planning Commission <br />October 13, 1988 <br />Multi - <br />Rezonings <br />(Cont.) <br />The Commission next discussed the zoning of the property along Rice Street <br />that is currently zoned I -1 and proposed for B -3. This property is owned <br />by Art Fleischhacker as well as the County. The Commission noted the <br />letter received from Mr. Fleichhacker requesting that his property remain <br />1 -1 <br />The Planner pointed out that the use of the Fleischhacker property would <br />be non - conforming under B -3 zoning, however, there are currently site <br />problems which limit the property anyway. <br />The Planner pointed out that the property owned by the County is zoned <br />I -1 and recommended that the property be rezoned to B -3 since the County <br />could sell the property at any time. If the property were sold, under <br />I -1 zoning, the City could be faced with metal buildings being developed <br />on the parcel. <br />Schweizer asked if there was any problem leaving the Fleischhacker property <br />zoned I -1. <br />The Planner replied that there was not since there are access problems, <br />non - conforming structure problems, etc. with the property. The Planner <br />pointed out that Mr. Fleischhacker could not add onto his existing building <br />since he would be unable to sprinkle the building. <br />Davison recommended that the Fleischhacker property remain zoned I -1 and <br />that property north of Mr. Fleischhacker's be rezoned to B -3 because <br />this property is vacant and owned by the County and the City would like <br />to encourage a specific type of development on this property, and the <br />Commission also indicated that it would like to allow Mr. Fleischhacker <br />to continue his existing business. <br />Motion seconded by Schweizer. <br />Motion carried 5 - 0. <br />Centerville Bill Sanders and Ken Wehrle of the Park Commission appeared before the <br />Road Area Commission to present an updated version for the development of the <br />Park Centerville Road Area Park. <br />Sanders described the location of the park. Sanders pointed out that <br />the revised park plan shows 4 ballfields around a central building. There <br />is a regulation -sized soccer field shown in the northwest corner of the <br />park. A parking lot off Centerville Road is shown with capacity for 88 <br />cars and a parking lot off DeSoto is shown with capacity for 32 cars. <br />The park also shows play areas, tennis courts, basketball court and <br />batting cages. Sanders pointed out that there is room for expansion <br />of the parking lots. Sanders further reported that there may be a <br />possibility of sharing parking with the industrial property to the north <br />so there may not be the need to expand the parking lots. <br />Page 5 <br />
