She pointed out Chat the driveway <br />will take up most of this frontage. <br />Duray noted that the revised concept is a better plan than the original <br />concept of 41 detached townhomes. Duray noted, however, that he could <br />not support a variance given there is no hardship. Duray pointed ouC Chat <br />this is a concept review which is intended to generate as much feedback <br />for the developer as possible. If the project proceeds, the next step would <br />be Preliminary Plat. <br />John and Jolene Gores, 2870 Arcade Street, agreed that the revised <br />concept is an improvement over the previous submittal. Gores noted, <br />however, that they have several concerns that have not been addressed. <br />Gores pointed out that their house is in a low area that is below the <br />proposed Outlot 2 pond. Gores expressed concern that this pond is <br />proposed on a hill, noting that water flows downhill. Gores indicated that <br />his house is surrounded by wetland and open space. This is the reason that <br />the City of Maplewood purchased the land around his home. Gores asked <br />about engineering requirements for a pond, again expressing concern for <br />the impact of the pond on his property. <br />Gores was concerned that the intersection of the new streeC with LaBore <br />Road would be a blind intersection. He was also concerned that vehicles <br />leaving the new cul-de-sac would bottle-neck given difficulty with getting <br />onto LaBore Road. <br />Gores felt that there should be one less lot at the end of Che cul-de-sac, and <br />agreed with the previous comment that the driveways for these Chree lots <br />would take up a good share of the curb area at the end of the cul-de-sac. <br />He also felt that the long driveways proposed would result in people <br />driving down the driveways to see what is there. Gores felt that one less <br />lot would fit the character of the area better. <br />Gores also expressed concern with the potential loss of trees. He noted <br />that the area is heavily wooded and felt as many trees should be saved as <br />possible. <br />Duray asked if the Gores property flooded. Jolene Gores reported that it is <br />not currently flooded given the dry conditions. However, there is typically <br />flooding problems and water in their basement. Gores noted that the <br />Richie property slopes down towards their property. Gores described the <br />existing drainage of the area, and felt that the Watershed should be very <br />involved in this project. <br />4 <br />
