MINUTES <br />Planning Commission <br />February 11, 1988 <br />Frank Mr. Frank Frattalone appeared before the Commission requesting a <br />Frattalone conditional use permit for his property at 102 W. County Road C so <br />CUP that the property can be used by Prairie Fire Sprinkler System for <br />inside storage. <br />Frattalone reported that he has reviewed the Planner's recommendations <br />and pointed out that he has already surfaced the majority of the <br />parking lot with milled blacktop, however, there is no curbing or <br />striping presently. <br />Frattalone reported that Prairie Fire Sprinkler System may eventually <br />move their offices into the building as well. <br />DeLonais asked if pipe would be threaded on site. <br />Frattalone replied that he did not think so, and reported that he <br />has informed Prairie Fire Sprinkler System about the conditions <br />under which he could occupy the site. Frattalone stated that if the <br />Commission wants to place a condition on the CUP that no pipe threading <br />will be allowed on -site, that was acceptable to him. <br />Frattalone also reported that in addition to a portion of the parking <br />lot being paved, he has installed a berm and planted bushes. <br />Frattalone stated that he can put a curb in, however, the property <br />drains to the south and there would have to be breaks in the curbing <br />to let the water run through. <br />Frattalone asked if the curbing has to be concrete. <br />The Planner replied that it did not, but it had to be a continuous curb. <br />Mark Schultz, 2610 Park Street, reported that he lives across the <br />street from the Frattalone property. Schultz reported that Prairie <br />Fire Sprinkler System is currently located in the Little Canada Mini <br />Storage and is looking to expand. Schultz questioned that the building <br />would be used only for storage, and felt there would be manufacturing <br />done on site as well. <br />Schultz pointed out that it has taken 10 years to get this property <br />into conformance. Schultz felt that the CUP request before the <br />Commission would bring the property out of zoning. Schultz felt that <br />there was no reason to rent a building of that size unless there would <br />be manufacturing done on site as well <br />Schultz pointed out that the intent of the Council is to bring the <br />property into zoning, and this request deviates from that intent. <br />Schultz pointed out that the property has been up for sale for a long <br />time, but felt if Frattalone aggressively pursued the sale of the property <br />a developer would purchase the property and properly develop it to fit <br />in with the area. <br />Page 5 <br />
