MINUTES <br />Planning Commission <br />February 11, 1988 <br />Schweizer asked how tall the 8 -plex will be. <br />The Planner replied that it will be the same height as a basic two - <br />story residential structure. The Planner noted that in order to get <br />access onto Old County Road C, the building needs to be raised. Access <br />from New County Road C is a problem due to the curve in the road as <br />well as the railroad bridge, and would not be best from a traffic <br />standpoint. <br />DeLonais stated that he is aware there was a lot of controversy on this <br />proposal in 1983. <br />The Planner replied that Schrier had another proposal for a row house, <br />which would have a greater impact on the surrounding residential <br />development than this proposal. <br />DeLonais replied that in 1983 it was agreed that the 8 -plex would be <br />1 story on the south and 2- stories on the north in order to provide <br />a transition from the R -1 development across the street. DeLonais <br />stated that he was against approving this proposal tonight until the <br />Commission is presented with plans showing what the building will look <br />like. DeLonais was also interested in seeing a landscape plan. <br />Costa asked the Risty's if they had any problem with the proposal. <br />Risty replied that they are aware that the property will be developed, <br />and their only concern is the parking issue. However, Risty stated <br />that she would like to see what the building will look like and how many <br />windows will face her home. <br />Timmons pointed out that these plans will most likely be presented to <br />the City Council at their meeting on February 24th. Timmons recommended <br />that grading and drainage plans also be presented at that meeting along <br />with a landscape plan. <br />Davison felt elevations should be presented as well. <br />The Planner replied that the City can request building elevations from <br />all sides in order to determine exactly how the building will effect <br />surrounding property. <br />Mr. Herkenhoff recommended approval of the Schrier conditional use <br />permit amendment as submitted subject to the recommendations of the <br />City Planner. <br />Motion seconded by Schweizer. <br />Motion carried 6 - 1.
