MINUTES <br />Planning Commission <br />April 14, 1988 <br />Peterson Mr. DeLonais recommended approval of the conditional use permit for <br />CUP Vernon Peterson, 2857 Vanderbie, for an accessory garage based on <br />(Cont.) the recommendation of the City Planner. <br />Motion seconded by Schweizer. <br />Motion carried 6 - 0. <br />Gardner Mr. David Heller, representing Gardner Bros., appeared before the <br />Bros. Commission requesting final plat approval for Heritage Office Park. <br />Final Plat Heller described the plat to the Commission, reporting that it is <br />Gardner Bros.'s intention to construct the first office building <br />located on the northwest as soon as possible. Construction of the <br />mini- office /warehouses would be simultaneous. The existing house <br />on the property would remain until the second office building was <br />constructed. <br />DeLonais asked if Gardner Bros. was agreeable with the recommendations <br />of the City Planner. <br />Heller replied that Gardner Bros. would work with these recommendations. <br />Heller reported that the City Engineer has reviewed the lay -out of <br />the utility and grading plans. The landscaping plan for the site is <br />still preliminary at this point. Floor plans and elevations are <br />still in the architect's office and final drawings are being developed. <br />Gardner Bros. is considering additional curbing to separate the two <br />buildings more, but some of the curbing in the parking lot will be <br />removed for easier snowplowing. <br />Schweizer asked if the mini office /warehouse building would meet setback <br />requirements. <br />Heller replied that the building units are proposed to be 40 feet by <br />40 feet. The front of the mini office /warehouses is located at the <br />edge of the NSP easement, which leaves approximately a 15 foot setback <br />from the rear lot line. The required setback is 20 feet. Heller <br />reported that Gardner Bros. is aware that a variance is necessary for <br />the rear setback. <br />Heller described the mini office /warehouse. The warehouses would have <br />a small office area within them, approximately 14 foot high garage <br />doors in the front and the building itself would be about 20 feet high. <br />The building units would be individually rented, and Gardner Bros. would <br />retain ownership. Gardner Bros. is anticipating that the units would <br />be rented by subcontractors. Heller described access to the warehouses <br />which would occur through the parking area on the property. <br />Davison noted that there would be no retail sales allowed from these <br />warehouse units. <br />Page 2 <br />
