MINUTES <br />Planning Commission <br />April 14, 1988 <br />The City Planner replied that a separate Conditional Use Permit would <br />be required in order for retail sales to be allowed from the mini office/ <br />warehouses. <br />Davison stated that he was not aware that several tenants were planned <br />for the mini office /warehouses. <br />Costa asked if there would be semi trucks making deliveries to the <br />mini office /warehouses. <br />Heller replied that they were not anticipating semis, but rather larger - <br />sized box trucks. <br />Davison expressed concern that once businesses locate within these <br />warehouse units, there will be requests for outdoor storage. <br />The City Planner pointed out that the Zoning requirements of the district <br />do not allow retail sales unless there is a separate CUP approval. This <br />would require modification to the PUD Agreement as well. <br />Costa expressed concern with the storage of semis on the Slumberland site. <br />The Planner replied that Slumberland is in violation of the ordinance, <br />and the City is working to enforce the ordinance requirements. <br />Costa felt that the 14 foot high garage doors will attract big trucks. <br />The Planner pointed out that there is no allowance for outdoor parking. <br />This is a requirement of the district which cannot be modified. Slumberland <br />is in major violation and they have been notified. <br />Heller reported that Gardner Bros. is proposing a very professional and <br />strong office building. <br />Costa stated that he was in favor of the office building development <br />proposed by Gardner Bros., but was concerned about the future of the <br />development as proposed for the rear of the property. <br />Davison pointed out that City Codes should be enforced, pointing out <br />the condition of Ryan Industrial Park. Davison pointed out the outdoor <br />storage problems in Ryan Industrial Park and stated that he did not <br />want to see the same problem occuring in this area. Davison did not <br />want to see the outside storage of semi trailers. Code Enforcement <br />must be addressed. <br />The Planner suggested that these concerns be addressed in the development <br />contract. <br />Schweizer asked the number of mini office /warehouse buildings. <br />Heller replied that there would be 8. <br />Page 3 <br />
