65
have a positive impact on the project's constructability.105
Cost Savings
1. Potential for reduction of architect /engineer design
fees due to less involvement in project estimating and
administration.106 This potential is not always realized
in actual practice. Many architect /engineer firms continue
to charge the owner the fee applicable in the traditional
process when performing in a CM project. This is partly the
result of not being able to identify the design firm's fee
for specific services such as project inspection.107 I
would also suggest that some architectural firms unfamiliar
with the CM process may be reluctant to reduce their fees in
order to protect themselves from unknowns.
2. CM provides accurate cost estimating. Adrian states
that:
"introduction of the CM firm into the design process
results in more accurate preconstruction estimates.
The supplementing of the designer's skills with the
construction cost information knowledge of the CM
firm should enable estimates to be presented that
improve the project design and also prevent time
delays resulting from luplicate design or project
letting iterations. .100
105
106
107
108
McNulty, op. cit., 13.
Adrian, op. cit., 24.
Ibid., 27.
Ibid., 27.
14
