MINUTES <br />Planning Commission <br />Sept. 13, 1984 <br />Text <br />Amendment <br />Duplexes <br />Mr. DeLonais reported that the Council is considering that a corner <br />lot for a duplex should have a higher square footage requirement in <br />an R -2 area. <br />The Planner reported that presently there is no corner lot requirement <br />for a duplex in an R -2 area. The proposal is to increase the requirement <br />Eor a corner lot to 14,000 square feet. Anything already platted <br />would be grandfathered in. <br />Mr. Ducharne commented that there are no R -2 lots platted and <br />undeveloped. <br />Mrs. Kingsbury stated that she questioned the need for this. Kingsbury <br />stated that currently the requirement for a quad home is 15,000 square <br />feet and there would be four families living on this amount of land. <br />Also, a corner lot is not addressed for a four -piex. <br />The Planner stated that on a corner lot the builder would be dealing <br />with two major setbacks and backyard space would be eliminated under <br />a 12,500 square foot lot. The proposal of 14,000 would increase <br />the back yard space. <br />Mr. Davison asked about a corner lot for single family homes. The <br />Planner replied that in R -1 areas a corner lot is required to have <br />11,000 square feet. <br />Mrs. Kingsbury asked what surrounding communities require. The Planner <br />replied that only Roseville of the five surrounding communities <br />has this requirement. "_r. DeLonai.s stated that from the research that <br />he has done, the City's requirement of 12,500 square feet is already <br />equal to or more than what the other cities require. <br />Mr. Davison stated that in an odd- shaped lot even with the 14,000 <br />square footage requirement, additional backyard space is not guaranteed. <br />Mr. Davison pointed out that with 12,500 square feet on a corner lot <br />there is still the same amount of property available to the property <br />owner. <br />Mr. Crittman stated that on a corner lot with a 12,500 square footage <br />requirement, most of the property is exposed to the street. <br />^ir. Vrench stated that this depends on the configuration of the lot. <br />Mr. Perlinger stated that yard space is not lost, but the house is <br />just placed in a different position. <br />Mr. Davison asked if a larger corner lot was required in an R -2 district <br />for a single - family home. The Planner replied that there was not this <br />requirement in R -2. <br />Mr. French recommended that the 12,500 square footage requirement for <br />a corner lot in an R -2 district remain as is with a 100 foot lot width <br />requirement also, as this is consistent with Lhe treatment of other <br />f a m i l y h nnn e c in t h e ",-.2 2 t' i g t r i r t. <br />
