MINUITES <br />Planning Commission <br />Dec. 6, 1984 <br />Larry Lee <br />Rezoning <br />(Cont.) <br />Other <br />Business <br />commercial and this has devalued their property. Mrs. Zoch pointed <br />out that they have 330 feet of depth in their property and if Mr. <br />Lee develops in the hack, it will not effect them too much. Zoch <br />also stated that Mr. Lee is a good developer and she would rather <br />see him develop the property than someone else. Mrs. Zoch did not <br />think the property would develop as residential. <br />Mr. Davison stated that he is not in favor of upzoning any R -1 <br />property and pointed out that the Comprehensive Plan calls for this <br />property to be R -1. <br />Mrs. Zoch pointed out that the property across the street from her <br />was indicated as R -1 in the Comprehensive Plan, but was still rezoned. <br />Mrs. Timmons stated that she hoped that future Councils would stick <br />with the Comprehensive Plan. <br />Mr. DeLonais recommended that the rezoning requested by Mr. Larry <br />Lee be denied and that the property remain R -1 as indicated in the <br />Comprehensive Plan of 1979. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 9 — 0. <br />Mr. Herkenhoff felt that the City had an obligation to offer the <br />residents in this area peace of mind. <br />Mr. Jack Welsh commented that Mr. Lee was approached by the owners of <br />this property to develop it. Welsh stated that Mr. Lee's industrial <br />park already in the City is one of the better ones in the north <br />suburban area. <br />Mr. Welsh pointed out that Mr. Lee does have a 310,000,000 industrial <br />revenue bond approved that will lapse at the end of 1994. After 1984 <br />the City will only be able to receive 31 1/2 million in industrial <br />revenue bonds. <br />Mr. Costa thanked Mr. Welsh for his presentation and thanked the <br />property owners for their attendance at the meeting. <br />Mr. Davison commented on the large number of cars for sale on the <br />property adjacent to the old Cub location. <br />Davison also asked if there were any limitations placed on the car <br />lot on Rice Street and County Road C. Mr. Costa pointed out that <br />the Planning Commission already asked that this be checked in to. <br />Mr..Gri.ttman suggested that this matter be brought up to the Building <br />Inspector. <br />Page —5— <br />
