MINUTES <br />Planning Commission <br />July 12, 1984 <br />Thunder Bay <br />Addition <br />Mr. Holzchuh reported that the Fire Department wants an outlet for <br />fire protection in the area. <br />Mr. Ceka reported that Messrs.Valento and Jespersen do not want to <br />develop their properties at this time, but may want to next year. <br />However, they will not object to the street going through. Also, <br />Mr. Holzchuh would like to develop three lots along with Mr. Ceka. <br />These lots would meet City Code requirements. <br />Mr. Ceka reported that he has heard that Mr. Sophie and others may <br />be coming in with a plan for their properties. <br />Ceka also reported that he would like to have a temporary cul -de -sac <br />at the end of the street should other property owners in the area <br />want to extend the street in the future. Ceka reported that the <br />cul -de -sac would have a 50 foot radius. <br />Mr. Ducharme expressed concern about fire equipment turning around <br />on this cul -de -sac. Mr. Ceka stated that with the 50 foot radius, <br />there would be no problem. <br />Mr. DeLonais asked if there were any buildings in the way of this <br />street continuing on. Mr. Ceka stated that there is one house that <br />the street might have to make a jog around. <br />Mr. Herkenhoff questioned the 50 foot right -of -way for the street. <br />Mrs. Timmons pointed out that the City changed this for residential <br />property from 60 feet to 50 feet. <br />Mr. Ceka pointed out that no variances are being requested. <br />Mr. Ducharme stated that he feels that a portion of Allen Avenue will <br />have to go in right away with this proposal. Mrs. Timmons stated <br />that Ceka will have to work with Messrs. Jesperson and Valento on <br />this. <br />Mrs. Timmons asked who would be assessed for sewer and water in the <br />area of Allen Avenue. Mr. Grittman stated that the Council would <br />determine this. Mr. Ceka stated that he would have to work this out <br />with the other property owners in the area. <br />Mrs. Timmons recommended approval of Thunder Bay Addition as presented <br />by Mr. Ceka and Mr. Holzchuh contingent upon the plat conforming to <br />all ordinances and a portion of Allen Avenue being improved and subject <br />to the recommendations of the City Planner. <br />Motion seconded by Mr. Herkenhoff. <br />Motion carried 7 - 0. <br />Page -5- <br />
