MINUTES <br />Planning Commission <br />July 12, 1984 <br />Bill Davison <br />Tom Duray <br />Mr. DeLonais welcomed Mr. Bill Davison to the Planning Commission on <br />behalf of its members and apologized for not doing so earlier in the <br />meeting. <br />Mr. Tom Durray of 2540 Edgerton appeared before the Commission <br />requesting approval for a conditional use permit for Lot 4 of Trowbridge <br />Addition for off -site parking area and a conditional use permit for <br />Lot 5 for the PUD development of a self- service car wash. <br />Mr. Durray presented his plan to the Commission and explained the <br />driveway accesses. Durray also reported that there will be curbing <br />between the lots and a five foot sodded area. <br />Mr. Durray explained the traffic circulation at the car wash. <br />Mrs. Timmons asked how wide the entrance /exit was. Mr. Durray replied <br />that it was 24 feet wide. <br />Mr. Durray reported that the existing swale is an eyesore and proposed <br />to put in a manhole and culvert in place of the swale. The swale at <br />the back of the property would be blactopped. <br />Mr. DeLonais expressed concern that if a heavy rain occurred, it would <br />run -off onto the Peterson property. Mr. Durray replied that the culvert <br />would be designed so this would not happen. Durray stated that he <br />will need some recommendations from the City Engineer on the size of <br />the culvert. <br />Mrs. Timmons commented on the amount of asphalt in relation to green <br />space. Timmons also pointed out the asphalt at the 7 -11 store and <br />Flameburger. Timmons was concerned that the swale could turn into a <br />river. <br />Mr. Davison asked where the water would drain to. Mr. Durray explained <br />the all the water would eventually drain onto Demont. Timmons <br />pointed out that there is no storm sewer on Demont. <br />Mr. Davison explained the drainage situation on Demont after the <br />recent heavy rains. <br />Mr. Durray felt that the City Engineer could make a recommendation on <br />the drainage. <br />Mrs. Timmons stated that she thought there would be more green space <br />in the proposals. <br />Miss Peterson reported that Mr. Durray has met with them on his <br />proposal. The Petersons would like a 12 inch dip in the area over <br />the proposed culvert to take care of any excess drainage. <br />Page -6- <br />
