MINUTES <br />Planning Commission <br />July 12, 1984 <br />Tom Durray <br />(Cont.) <br />Miss Peterson reported that after the recent heavy rain, there <br />was a large wash -out in front of the property proposed for a car <br />wash. <br />Mr. DeLonais stated that the City has to protect the people in <br />this area from flooding. <br />Mrs. Kingsbury asked if the City has looked into a storm sewer <br />for Demont. Miss Peterson stated that this is what is needed. <br />Miss Peterson reported that after Mr. Anderson did his filling, <br />they started to get water in their basement. <br />Mr. Davison felt that the proposal before the Commission will <br />increase run -off in the area greatly. Davison felt that the <br />drainage issue should be acted on before this proposal. <br />Mr. Durray asked if the proposal could be acted on contingent upon <br />the Engineer's recommendation on the drainage issue. <br />Mrs. Timmons asked about the additional parking. Mr. Durray reported <br />that his building is rated for 400 people. That would mean about <br />200 cars during peak times. Mr. Durray reported that he has parking <br />for 100 cars on -site and is proposing that his off -site parking be <br />increased to 135 cars. <br />Kingsbury asked if Durray would continue to lease parking across <br />the street on Rice Street. Mr. Durray replied that he would as <br />long as this option was available. Durray reported that there is <br />room for 140 cars across the street and he shares this with Bradys. <br />Mrs. Kingsbury asked if Mr. Durray planned to develop his property <br />right away. Durray replied that he planned to develop the sites in <br />about a year. <br />Timmons asked how long Mr. Durray had to act on his conditional <br />use permits if they are approved. The Planner replied that Durray <br />had a year, but could apply for extensions after that. <br />Mr. Durray reported that he presently has security patrolling his <br />property and it would be extended to include the additional parking <br />and the car wash. <br />Timmons stated that she would like a more detailed report from the <br />Engineer before acting on the proposal and pointed out that Mr. <br />Durray did not plan to get started for a year anyway. Timmons felt <br />the City Engineer should look at the drainage on Demont. <br />Mr. Grittman suggested that the Planning Commission could act on <br />the lay -out of the plan contingent upon drainage issues being <br />resolved. <br />Page -7- <br />
