MINUTES <br />Planning Commission <br />July 12, 1984 <br />Twin Homes The Planner reported that it is their sugges.tionthat the lot <br />In R -2 size in an R -2 district be increased. The Planner reported that <br />District the present requirement is for a 10,000 square foot lot. <br />Mrs. Timmons and Mr. Ducharme agreed that 10,000 square feet for <br />a duplex was too small. Timmons pointed out that in an R -2 <br />district an entire development of duplexes on 10,000 square foot <br />lots would be very dense and congested. <br />Parks <br />Mr. DeLonais read from a listing of other cities and their requirements. <br />The majority of other cities required a larger lot than 10,000 <br />square feet for duplexes. <br />The Planner reported that some communities establish a minimum <br />base lot and then have a requirement of square footage per unit. <br />Mrs. Timmons commented that there is no undeveloped R -2 property <br />left in the City. The Planner agreed, but stated that there is <br />the potential for rezoning. <br />Mrs. Kingsbury stated that she would like to look at the issue more. <br />The Planner reported that if the Commission acts on the duplex <br />issue, the ordinance presently has a requirement of 4,000 square <br />feet per unit for all other multiples with a minimum lot area of <br />15,000 square feet. <br />Mr. Perlinger recommended that the minimum lot size for duplexes <br />in an R -2 area be increased to 12,500 square feet. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 4 to 3 with the following voting against: Mrs. <br />Timmons, Mr. Herkenhoff and Mr. DeLonais. <br />Thos3voting against felt that the matter should be studied further. <br />Mr. DeLonais commented that he felt as a Planning Commission member <br />that the Planning Commission should be involved in the planning <br />for additional park land. Mr. Herkenhoff agreed. <br />Mr. DeLonais questioned that the City needed all the parks and ball <br />fields that are being suggested. The Planner reported that the <br />Comprehensive Plan has suggested a certain number of parks and their <br />general locations. <br />DeLonais stated that additional parks will require maintenance, more <br />people on the payroll and additional taxes and no one will use them. <br />Page —9— <br />
