MINUTES
Planning Commission
August 8, 1984
Imax Corp. Mr. James !Cane of the Imax Corporation appeared before the Commission
CUP requesting approval of a conditional use permit for the storage of
used cars at 3175 Ryan Drive. Mr. Kane reported that they would be
wholesaling cars and would have no retail sales of cars on the
location. The cars would be coming from out —of —state and wholesaled
at dealer auctions. There is no intent to sell cars to the public
from this location.
The Planner reported that he was informed that the cars would be
displayed at this location. Mr. Kane replied that a dealer may come
out occasionally to view the cars.
Mr. Costa asked how many cars would be stored at the location. Kane
replied that he anticipated six cars. Kane stated that he was willing
to live with a restriction as to the number of cars he could have.
The Planner pointed out that the site is inadequate. The Planner also
stated that his concern was whether this was simply open and outdoor
storage or outdoor sales, service and rental.
The Planner pointed out that the site is supposed to have 28 parking
stalls and does not. Mr. Kane questioned the need for 28 parking
stalls on the site when Mr. Schifsky only has 3 employees.
The Planner replied that the City does not know the intended use of the
building. The site also does not conform to surfacing and striping
requirements. There are also too many curb cuts and parking up to
the street.
Mr. Kane asked what it would take to get his conditional use permit
approved. The planner replied that the site would have to he brought
into conformance.
Mr. Kane asked if he has vehicles on the site now, if he would have to
remove them. The Planner stated that they are in violation of the code
and subject to tag. The Planner stated that he cannot recommend approval
of the request until the site is brought up to code.
The Planner felt that if Mr. Kane brought in a letter of intent from the
property owners and the parking spaces were designated, the request
may be approved. The Planner stated that he could give Mr. Kane a list
of items that need action.
Mrs. Timmons felt that if the matter can be worked out the Planning
Commission could approve the request subject to the Planner's
recommendations and with a restriction on the number of cars allowed.
Mrs. Timmons recommended approval of the conditional use permit
requested by the Imax Corporation as redesigned with the applicant
based on the Planner's recommendations and with a restriction of no
more than 10 vehicles on the property at any time for this operation.
"age —2—
