MINUTES <br />Planning Comnmiss <br />Aug. 9, 1984 <br />Tereau <br />Subdivision <br />(Cont.) <br />on <br />Mrs. Timmons pointed out that the DNR and other agencies may place <br />restrictions on this property that the City has no control over. <br />Mr. Tereau stated that he is paying high taxes on the property. <br />The Planner stated that Mr. Tereau may have an argument about his <br />assessments on the property. The Planner indicated that the property <br />is very steep and drops off a long way. The Cost of building on the <br />property and the amount of fill that would be needed are concerns to <br />be considered. <br />Mrs. Timmons pointed out that the property does not even meet R -1 <br />standards. <br />The Planner pointed out that the Tereau property just meets the 10,000 <br />square foot requirement and the lot requested to be divided would he <br />about half that amount. The Planner stated that the area is, however, <br />characterized by this type of development. <br />Mr. Tereau pointed out that the proposal he has made is the same <br />as what his neighbors have done. <br />Timmons pointed out that setback could not be met from either the <br />high water mark, nor the road. The Planner stated that the houses <br />in the area are very close to the road. <br />Mrs. Timmons informed Mr. Tereau that even if the City approved this <br />request, there are other agencies that would be involved that would <br />probably deny it. <br />The Planner pointed out that the city cannot allow everyone in the <br />City with a 10,000 square foot lot to divide their property. <br />'Ir. Ducharme stated that there were too many factors against the <br />proposal to recommend approval. <br />Mrs. Timmons recommended denying the Tereau subdivision and variance <br />proposal based on the fact that the proposal does not meet lot <br />requirements in an R -1 district or under the Shoreland Ordinance. <br />Motion seconded by Mrs. Kingsbury. <br />Motion carried 7 — 0. <br />Behr Mr. Terry Behr appeared before the Commission requesting approval <br />Home Occupation of a special home occupation permit for selling of lawnmowers and <br />appliances from his home on Noel Drive. Mr. Behr reported that he <br />now has a commercial lot in Minneapolis for part of his operation, <br />but would like to operate a scaled —down version from his home. <br />
