Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />8 May 1984 <br />Page Three <br />Two access drives are proposed for the front of the property. The ordinance <br />allows for one access per 125 feet of frontage. The site in question is <br />almost 400 feet and as a result is entitled to up to three access points. <br />The close proximity of the access points which are proposed is, however, <br />highly questionable. A minimum of a 60 foot separation is suggested or <br />preferably only one access be provided and if necessary widened to no more than <br />28 or 30 feet. <br />In order to insure all site improvements are installed as directed by the <br />City a performance security is strongly recommended. <br />Site grading and drainage should be referred to the City Engineer and subject <br />to his written approval as required by ordinance. The Engineer should also <br />be consulted as to utility concerns. <br />Subdivision. As the Subdivision Ordinance prohibits development on outlots, <br />the parcel in question must have its designation changed from Outlot A. Due <br />to the City Engineer's concern for this type of requirement, it is felt that <br />he should be consulted for the most appropriate method by which the change <br />in designation can be accomplished. <br />Associated with the subdivision question should also be the obtaining of <br />necessary development approvals from NSP relative to their easement. Also, <br />regulations which may govern Burlington Northern's concerns should be verified <br />and if control is found to exist, approvals should be pursued if required. <br />RECOMMENDATION <br />Due to the irregular, triangular shape of the parcel in question, in addition <br />to the reduced setback abutting open railroad right -of -way, the requested <br />variance is recommended for approval. <br />Relative to the conditional use for auto repair, the use is seen as appropriate <br />and compatible for the site and area. The requested outside storage is also <br />seen as acceptable. This acceptability is based, however, upon the <br />following stipulations: <br />88 <br />
