This <br />report will not address building concerns which are the jurisdiction of Mr. <br />Locke. Of concern, however, here is the outside storage question, as <br />well as the general site plan and proposed layout. <br />REQUEST ANALYSIS <br />The property involved is an approximately 33,570 square foot parcel in the <br />I -1 District. The lot far exceeds the minimum 20,000 square foot require- <br />ment. Due to the property being a corner lot on Ryan Drive and Ryan Lane, <br />a 40 foot setback is required on both street frontages. Again, ordinance <br />requirements have been met in this regard. Rear and interior side yards are <br />also in compliance with ordinance provisions. <br />Required number of parking spaces, assuming warehouse and office space, <br />appear to be in compliance, but should be confirmed by the Building Official <br />based upon building plans and internal division of space. The parking area, <br />driveway and access points are, however, not up to ordinance standard. There <br />would appear to be no need to have two drives onto Ryan Drive. It is <br />suggested that the westerly most access be closed. Additionally, the <br />ordinance states only one driveway is allowed per 125 feet of street frontage. <br />If the second drive is considered essential by the applicant, a variance <br />application is required. The easterly access on Ryan Drive is also shown as <br />32 feet in width. In general, this is excessive, as major amounts of <br />channelized traffic would be unlikely. Additionally, any width over 24 feet <br />requires written approval of the City Engineer. Finally, all surfaced or <br />designated driveways and parking areas must be five feet from the property <br />line, plus curbed.
