MINUTES <br />Planning Commission <br />March 8, 1984 <br />Nardini. <br />Rezoning <br />(Cont.) <br />lr. Villeaux stated that they were not opposed to the sale of the <br />property, but they would like to know what will go in. Villeaux <br />stated that they do not want a high traffic area in there during <br />evening hours. Villeaux pointed out that the parking areas currently <br />in the area are bothering a lot of people and are hard to live with. <br />Mrs. Peterson stated that the businesses allowed in B-3 zoning are <br />acceptable to her except for the liquor businesses. <br />Mr. French stated that the neighbors had some assurances because <br />there are no liquor licenses available. French did not feel this <br />was a prime location for a bar or liquor store. <br />It was pointed out that the property is slightly over an acre. Mr. <br />Grittman stated that this was not enough property for a bar as there <br />wouldnot he adequate parking. <br />Mrs. Timmons asked if a PHD couldbe placed on the property. The Planner <br />replied that this is a process that must he applied for by the developer. <br />Mr. Villeaux asked if the property couldhe rezoned after the business <br />came in under a special use permit. <br />Mrs. Timmons felt that a lot of stipulations would scare a buyer away. <br />Also a lot of processes as these would take three or four months to <br />get through the City. <br />Mr. DeLonais stated that he felt the Planning Commission wouldiike <br />to see the P, -3 zoning if something favorable went in on the property. <br />Villeaux stated that anything wouldhe fine except for a high traffic <br />business. <br />Mr. Costa stated tha t. the size of the property restricts its use. <br />!1r. Nerkenhoff asked if the City could determine the developer's intent <br />before rezoning. Timmons pointed out that there is not a signed <br />purchase agreement on the property. Timmons also pointed out that <br />the City could rezone based on one proposal, and that might not go <br />through for various reasons, and an entirely different project could <br />go in. <br />Kingsbury pointed that the building could change use down the line. <br />The Planner pointed out that Park Street will develop commercially. <br />Nardini stated that the property is not saleable as R -2 with the <br />surrounding R -3 property. <br />Mr. tlerkenhoff stated that he agreed that the City should not do <br />anything that would enhance the current problems in the area. tlerkenhoff <br />stated that the decision would be an easy one if there were some assurances <br />as to what would go in. <br />Pao —(r- <br />
