MINUTES <br />Planning Commission <br />April 12, 1994 <br />Nardini. <br />Rezoning <br />Mr. Villeaux stated that he was more concerned about the additional <br />parking lot than the car wash. Villeaux felt that the people in <br />the area had the right to live in peace and quiet. Villeaux stated <br />that he would rather see an office building on the easterly lot, <br />however. <br />Karen Peterson stated that she contacted the present car wash owner <br />on Rice Street and he informed her that he did not meet expenses in <br />summer, but only in winter. Also, Messrs. Behr, Johnson and Anderson <br />are not in favor of any more cars in the area and do not want a <br />car wash. <br />Mr. Villeaux asked if there were plans to buffer between the <br />Peterson home. Mrs. Nardini indicated that this was required under <br />the code. Durray stated that he planned to leave the 10 foot <br />drainage ditch and install a 6 foot sound fence with shrubs on the <br />Peterson side of the fence. <br />Mr. Licht pointed out that whatever is developed on the property, <br />there would have to be a public hearing held. <br />Karen Peterson stated that the people frequentinthe Hoggsbreath <br />are not considerate of other people's property. <br />Mrs. Timmons stated that she was concerned that the area around <br />this property was zoned commercial. <br />Mrs. Timmons stated that perhaps some more defined parking would <br />help the problems in the area. Peterson did not agree. Peterson <br />felt that it will just attract more people to Hoggsbreath. <br />Nardini pointed out that a contingency of the Hoggsbreath liquor <br />license is that Mr. Durray provide security from 10 P.M. until 1 A.M. <br />Mrs. Timmons commented that she was concerned what will happen if <br />the State allows bars to remain open until 3 A.M. <br />Mrs. Kingsbury recommended that the matter be tabled until the <br />Commission discussed the Villeaux and Peterson rezoning request. <br />Motion seconded by Mr. Costa. <br />Motion carried 8 - 0. <br />Villeaux & Mr. Villeaux requested that his property at 57 W. Demont be rezoned <br />Peterson to R -1 so that he could build a three - season porch on his home. <br />Rezoning Also, Villeaux was concerned that in the event of a disaster he <br />would not he able to rebuild his home as it is a non - conforming <br />use. Villeaux stated that he plans to live in his home at least <br />another 10 years. <br />Page -3- <br />
