MINUTES <br />Planning Commission <br />April 12, 1984 <br />Budget Mr. Costa recommended that the Budget Power proposal be approved <br />Power with variances for the front yard, rear yard and side yard and <br />a conditional use permit for off -site parking and recommending <br />that the side yard requirements in a B -3 zone when abutting a <br />public street be a lesser amount. <br />Kimmes <br />Proposal <br />Motion seconded by Mr. DeLonals. <br />Motion carried 9 - 0. <br />lir. Dick Kimmes of 339 Little Canada Road appeared before the <br />Commission requesting approval for construction of a 4 -stall <br />garage at 347 Little Canada Road, which he also owns. Mr. Kimmes <br />reported that he has rental property at both locations, as well <br />as a business, and his tenants are in need of additional garages. <br />There are three rental units at 339 Little Canada Road, in addition <br />to the business, and one rental unit at 347 Little Canada Road. <br />Mrs. Timmons asked if the proposal required a public hearing. <br />The Planner replied that it did. Timmons stated that she had <br />a problem acting on proposals without the benefit of a public <br />hearing and getting citizen input. <br />Mr. Kimmes stated that he discussed his proposal with the adjoining <br />neighbors and they did not object to him. Mr. Kimmes stated that <br />he has improved the property over the past several years. Kimmes <br />stated that he has had nothing but positive input regarding his <br />management of the property. <br />Mr. Kimmes reported that he has 5 adults with 5 vehicles at 339 <br />Little Canada Road and 2 adults with 2 vehicles at 347 Little Canada <br />Road. <br />Mrs. Timmons stated that she felt therewere currently adequate <br />garages on both sites. <br />Mr. Costa asked if Kimmes planned to move the homes out. Kimmes <br />replied that with the climate of the neighborhood, he did not <br />plan to do so. <br />Kimmes stated that there is limited parking in the area and additional <br />garages will help keep the property clean. <br />The Planner pointed out that under a PUD, the City can say that none <br />of the garages can he rented and must be used solely for the parking <br />of vehicles of residents of the two properties. <br />The Planner questioned the allowing of a business on this property <br />and pointed out that the City is dealing with about half the <br />Page -3- <br />
