MINUTES <br />Planning Commission <br />April 12, 1984 <br />Empson <br />Mrs. Timmons stated that the general area will not enhance the <br />value of the Empson house. Timmons stated that whoever buys the <br />property to the south will realize this and may build something <br />that will not have the value of the Empson house. <br />Timmons stated that the City cannot legally put restrictions on <br />the adjoining lot. <br />Mr. DeLonais stated that the commercial area adjoining this property <br />is one of the reasons he suggested that the property he rezoned <br />earlier in the meeting. <br />The Planner stated again that the only thing that can be controlled <br />is setbacks. The City cannot regulate the value of a house. <br />Nardini suggested that the City Attorney give an interpretation of <br />the resolution. The Planner stated that he will obtain this. <br />Brausen Mr. Ralph Brausen appeared before the Commission and reported that <br />Property he would like to divide his 310 feet of frontage into three lots. <br />Division Brausen's property is located on the east side of McMenemy. <br />The Planner reported that the proposal must be in the form of <br />a plat with easements shown on the lot lines. Licht stated that <br />he had no problem with the approval, but it must be in conformance <br />with the subdivision ordinance. <br />Mrs. Timmons pointed out that this was an addition to the agenda <br />and stated that she would like to look at the property before <br />acting on it. <br />Timmons stated that she did not like items added to the agenda at <br />the last minute. <br />Mr. DeLonais recommended approval of the concept of the Brausen <br />property division. <br />Motion seconded by Mr. Ducharme. <br />Motion carried 9 - 0. <br />1 In 10 Mr. DeLonais stated that he has not seen any problems with the City's <br />Provision 1 in 10 duplex provision. DeLonais felt that the matter should be <br />handled with a conditional use permit. <br />The Planner stated that there are problems with the provision. <br />Most people buying a single family house assume that the neighborhood <br />will be single family.
