An additional step which may be taken to improve the site's
interior circulation would be to reconfigure the curb stop
bounding the site's southern row of parking spaces. The barrier
should be modified as shown on Exhibit B, to minimize the
acuteness of the adjacent turning radius and functionally
improve access to the restaurant's drive -up facility.
Parking. According to ordinance standards and shown below, 62
parking spaces are required of the proposed convenience
restaurant.
Parking Spaces
Use Net Sq.Ft. Ratio Required
Dining 1,515 1/40 37.9
Lobby 220 1/40 5.5
Kitchen 1,400 1 /80 17.5
Office 95 1/200 0.5
Storage 355 1 /500 0.7
TOTAL 62.1
Note: Vestibules, play area and restrooms not figured.
The site plan shows 77 total parking stalls (74 if redesigned as
shown), thereby exceeding the required amount by 15 spaces.
Parking stall sizes and drive aisle widths are both found to be
in accordance with Ordinance standards.
Loading Areas. No specific loading areas have been designated on
the submitted site plan. Prior to final project approval, the
site plan should be modified to indicate where loading activities
are to occur, thereby insuring that loading functions do not
disrupt vehicular and pedestrian circulation.
Lighting. The submitted site plan does not indicate exterior
lighting locations. Locations should be specified prior to
final site plan approval. According to Ordinance standards, all
lighting should be hooded and so directed that the light source
is not visible from the public right -of -way.
Landscaping. While general landscaped areas have been designated
on the site plan and are located in key areas where specific
screening is desired, a detailed landscape plan must be submitted
prior to final site plan approval of the proposal. The landscape
plan should indicate specific type and locations of all plantings
to occur on the site.
Signage. Although the submitted plan indicates general locations
of both the site's primary sign and menu board, a specific
signage plan must be submitted prior to final site plan approval.
The plan should indicate materials and sizes of all signs to be
located on the property. The plan shall be in compliance with
Section 903.020, 1 of the City Ordinance.
Page 5
