It <br />contains 24 1/2 acres. Right now he has no specific <br />plans and therefore wishes the Plannin Commission's <br />feelings as to the best use for it. Across the street <br />there are three houses. The parcel of land has high <br />visibility. Right now there are horses there. <br />Mr. Grittman pointed out that this in one of the City's <br />development areas. <br />Some of the possibilities discussed were office, though <br />not prime retail; townhouses, and residential with the <br />possibility of warehouses. They spoke of the beauty of <br />the land and spoke of it being like the Saint Jude <br />Hospital situation. <br />It was brought out that a long range plan should be used <br />here because the City has a nice wooded area to plan. <br />Is the City looking for more taxes? The present owner <br />wants what would be in the best interest of the City. <br />It was expressed that there are not that many really <br />nice areas, natural areas left and some would like it <br />to stay nice and natural. Mr. Grittman suggested then <br />residential, R -1. Since it is located near Highway 36 <br />and 35E where there would be a lot of freeway noise, <br />Mr. Greimen suggested apartment houses near the freeways <br />to work as a noise buffer and the rest residential. It <br />was also suggested a PUD, mixed housing types, with <br />maybe high priced homes there, depending upon designs. <br />They will continue looking into options for this parcel. <br />Mr. Moser wishes to have a double garage attached <br />house and he wishes to use the present garage for <br />His lot is about an acre in size with many trees <br />one sees it from the streets. Mr. Nelson said that it <br />would be all indoors with 12,000 square feet for track <br />plus appropriate spectator area.
