Meeting <br />Planning <br />Commission <br />June 8, 1989 <br />The owners are Mr. Dean Nelson and his parents. <br />Next mr Nelson showed the Commission what they plan <br />in the future. He was told that what he had was a multi <br />use business. The property had been serveyed and there <br />are 33 feet behind the building. The trees south of the <br />building have been removed but there are trees on the <br />east side of this parcel of land. <br />Mr. Nelson said that he now employees four people and <br />he will probably be adding two full time and some part <br />time help. People know him in his business for he sells <br />wholesale and retail. They are thinking of building a <br />track here and look primarily for local patronizing. <br />When he was asked if there would be any problems with <br />this, Mr. Grittman told him that there were a couple. <br />This distreict that Mr. Nelson wished his business to be <br />located is not zoned for his type of business. It is <br />zoned for recreation such as skating, bowling and the <br />like and radio control tracks were not included because <br />no one thought of it. Little Canada has no catagory for <br />this. He also needs text assignment to approach this <br />in a commercial,.industrial such as dance ha77s.It would <br />depend upon what the text has to say and the use of the <br />building. Mr. Nelson wants a retail, not an industrial <br />track. <br />When Mr. Nelson was asked if he encountered any problems <br />in his business at other locations he said that the only <br />one was people taking money out of his till. He added <br />that people 'hooked on radio control cars to not spend <br />much time or money on over drinking. The people are <br />intent on what they are doing." He said that it attracks <br />people of all ages. He told the Commissioners that he <br />has a gate fee and a ''users fee; that his summers are <br />dead but when people go back to work and /or school he <br />business comes. It us busiest on Wednesday night, <br />Thursday night and Saturday. There may be fifty people <br />there at any one time and the hours are from 5:00 or 6;30 <br />dueing the week while on Saturday it is a day time situation. <br />The Planning Commission was also told that there were <br />11,000 feet of paved surface when it was put in and that <br />the building is up to code also the sprinkling system is <br />up to code. <br />The cars that are raced are about 18 inches long on a dirt <br />track going between 25 and 40 miles an hour. <br />A MOTION WAS MADE TO RECOMMEND APPROVAL FOR <br />THE CONDITIONAL USE PERMIT FOR RETAIL AND <br />COMMERCIAL USE OF INDOOR RACE AND TESTING <br />INDOOR RACING CARS. <br />It was duly seconded by Peter Costa. <br />All in favor: Ayes: (5), Nays (0).
