MINUTES <br />Planning Commission <br />August 10, 1989 <br />BOOSALIS <br />FINAL PUD <br />APPROVAL <br />DeLonais recommended approval of the conditional use permit <br />requested by St. Croix Screen Print for the addition of <br />production, warehouse, and office space as submitted subject <br />to the recommendations of the City Planner as contained in <br />his report dated August 3, 1989. <br />Motion seconded by Costa. <br />Motion carried 7 - 0. <br />Mr. Nick Boosalis appeared before the Commission with a <br />revised site plan for the Rice at C project, <br />The City Planner reviewed the history of this development <br />proposal, which included the City Council's desire to see a <br />development proposal for the residential property to the <br />east as part of expansion of the shopping center at Rice <br />Street and County Road C. The Planner also reviewed the <br />history of the developer's request for TIF assistance as <br />part of the project to assist in the feasibility of <br />development of the residential property. <br />The City Planner reported that the plan that Mr. Boosalis is <br />presenting this evening is for a 9,000 to 10,000 square foot <br />addition to the existing center. Boosalis is presenting <br />this plan in the event that TIF is not approved for the <br />original development proposal. The Planner reported that on <br />August 23rd, the City Council is holding a public hearing to <br />consider final approval of the original development proposal <br />including the single - family development to the east, as well <br />as TIF assistance for the project. The public hearing to <br />consider the residential road improvement will be held on <br />September 6th. <br />The Planner pointed out that under the proposal submitted by <br />Mr. Boosalis this evening, which does not include <br />development of the residential land to the east, does not <br />include the Steneroden property, and may result in the <br />Steneroden property remaining undeveloped. <br />Costa asked who would build the residential homes under the <br />original Boosalis proposal. <br />Boosalis reported that they are working with Gardner Bros. <br />on the sale of the residential lots to their firm, and <br />Gardener Bros. would then develop the lots. <br />Page -3- <br />
