MINUTES <br />PLANNING COMMISSION <br />November 9, 1989 <br />SUBDIVISION <br />& PUD CONCEPT <br />FOR SIX <br />OFFICE/ <br />SHOWROOM <br />BLDGS. ON <br />COUNTRY DR. <br />as contained'in his report dated November 7, 1989. <br />Motion seconded by Bendel. <br />Motion carried 3 - 2. Drabik and Pedersen voted <br />against. <br />Mr. Loren Brueggemann appeared before the Commission <br />requesting approval of a subdivision of the property <br />located at the•soutwest corner of Country Drive and <br />Nadeau Road into two lots, and Planned Unit <br />Development concept approval for the development of <br />six (6) office /showroom buildings along Country Drive. <br />Brueggemann described the concept proposal for the six <br />office /showroom buildings, reporting that he plans to <br />develop these buildings in phases. Brueggemann <br />reported that the buildings would be multi- tenant <br />buildings. Brueggemann also reported that the <br />screening that exists along the western property line <br />would be cleaned up and augmented. Brueggemann pointed <br />out that access to the buildings would be via Country <br />Drive with no access from either Nadeau Road or Condit. <br />Brueggemann pointed out that the Sam Fasciana property <br />has been omitted from the proposal since Mr. Fasciana <br />does not want to sell his land. However, Brueggemann <br />reported that arrangements will be made to provide <br />access for this property to Country Drive via cross <br />easements, should the property be redeveloped in the <br />future. <br />Costa asked if all the land has been acquired at this <br />time. <br />Brueggeman replied that he has purchase agreements on <br />some of the parcels, but explained that not all the <br />land can be purchased at this time since Tax Increment <br />Funds must be generated from the first buildings to <br />write down the cost of acquiring some of the remaining <br />properties. <br />Brueggemann reported that he was hoping to begin <br />construction on the first building on the Gagne <br />property in January or February of 1990, the second <br />building on the Nadeau property in May or June of 1991, <br />and the third building on the Gagne property in January <br />or February of 1991. <br />Page 6 <br />
