DeLonais pointed <br />out that development of the area will take some time <br />and everyone must be patient. <br />Malsam reported that Brueggemann has purchased an <br />option on the Gagne home. <br />Brueggemann reported that he has first right of refusal <br />on the Gagne homestead. <br />Costa did not feel the properties with the homes should <br />be included in the concept since there is no intention <br />on the part of Mr. Brueggemann to purchase these homes. <br />Brueggemann disagreed. Brueggemann pointed out that if <br />the first buildings develop as proposed, there will be <br />TIF available to assist in the redevelopment of the <br />remaining property. <br />Carl Nelson, Burke Lane, asked if the upgrading of <br />Country Drive was planned, pointing out the additional <br />traffic that this proposal would generate. <br />Brueggemann replied that it is his understanding that <br />Country Drive will be upgraded. <br />Nelson asked about screening. <br />Brueggemann reported as the project progresses, he <br />would hold a meeting with the neighbors in the area to <br />work out a satisfactory screening plan. <br />Drabik recommended approval of the Planned Unit <br />Development concept plan for the development of six (6) <br />office /showroom buildings along Country Drive as <br />proposed. by Mr. Loren Brueggemann, subject to the <br />recommendations of the City Planner as contained in his <br />report dated November 7, 1989. <br />Motion seconded by Bendel. <br />Motion carried 4 - 1. Costa voted against. Herkenhoff <br />abstained. <br />Mr. Costa recommended approval of the subdivision of <br />the property located at the southwest corner of Country <br />Drive and Nadeau Road into two lots as requested by Mr. <br />Loren Brueggemann. <br />Page 12 <br />
