MINUTES PLANNING COMMISSION April 5, 1990 DeLonais asked if the duplexes would be at a higher elevation than the homes across the street to the south. Seibel did not think so. The City Planner reported that the height issue was raised the last time a development proposal on this property was presented with the neighbors being concerned that the townhouses proposed were out of character with the neighborhood and too massive. Seibel reported that the duplexes proposed would be 1 1/2 stories above ground level, which the City Planner estimated to be about 14 to 15 feet to the eve line. DeLonais pointed out that the higher elevation of the site would be fronting on Old County Road C. The Planner stated that the driveway level on Old County Road C would be depressed. Seibel thought that the home immediately to the east would be at a higher elevation than the proposed duplexes. Mrs. Robert Nash, 20 East County Road C, asked the setback of the duplexes from the property point. The City Planner estimated the setback at 35 to 40 feet from the property line, which exceeds Code requirement. Mrs. Nash reported that she lives in the area and reported that there is a traffic problem in the area. Nash reported that she has seen several cars end up on this property and was worried about this happening after houses are constructed on the lot. The Planner stated that he feels the use proposed for the site is appropriate. The Planner did not feel it appropriate to develop the property with single - family homes due to the traffic situation as well as the existing development of the property to the south and due to the fact that the site is isolated from a typical developed neighborhood standpoint. The Planner did not believe a single - family home on the site would sell. The Planner pointed out that previous development proposals for this property have been more dense than the one before the Commission this evening. Page 4
