MINUTES <br />PLANNING COMMISSION <br />April 5, 1990 <br />DeLonais asked if the duplexes would be at a higher <br />elevation than the homes across the street to the <br />south. <br />Seibel did not think so. <br />The City Planner reported that the height issue was <br />raised the last time a development proposal on this <br />property was presented with the neighbors being <br />concerned that the townhouses proposed were out of <br />character with the neighborhood and too massive. <br />Seibel reported that the duplexes proposed would be 1 <br />1/2 stories above ground level, which the City Planner <br />estimated to be about 14 to 15 feet to the eve line. <br />DeLonais pointed out that the higher elevation of the <br />site would be fronting on Old County Road C. <br />The Planner stated that the driveway level on Old <br />County Road C would be depressed. <br />Seibel thought that the home immediately to the east <br />would be at a higher elevation than the proposed <br />duplexes. <br />Mrs. Robert Nash, 20 East County Road C, asked the <br />setback of the duplexes from the property point. <br />The City Planner estimated the setback at 35 to 40 feet <br />from the property line, which exceeds Code requirement. <br />Mrs. Nash reported that she lives in the area and <br />reported that there is a traffic problem in the area. <br />Nash reported that she has seen several cars end up on <br />this property and was worried about this happening <br />after houses are constructed on the lot. <br />The Planner stated that he feels the use proposed for <br />the site is appropriate. The Planner did not feel it <br />appropriate to develop the property with single - family <br />homes due to the traffic situation as well as the <br />existing development of the property to the south and <br />due to the fact that the site is isolated from a <br />typical developed neighborhood standpoint. The Planner <br />did not believe a single - family home on the site would <br />sell. The Planner pointed out that previous <br />development proposals for this property have been more <br />dense than the one before the Commission this evening. <br />Page 4 <br />
