MINUTES <br />PLANNING COMMISSION <br />JUNE 14, 1990 <br />and is at least 50% of the value of the existing <br />building, the property must be brought into conformance <br />with City Codes. <br />Mr. Herkenhoff recommended approval of the conditional <br />use permit for M -V Gas Company to allow installation of <br />a 1,000 gallon propane motor fuel dispenser, pump meter <br />and hose at 300 Little Canada Road subject to the <br />recommendations of the City Planner as contained in his <br />report dated June 8, 1990 with the exception of the <br />requirement of screening the tank from the property to <br />the east. <br />Motion seconded by Costa. <br />Motion carried 7 - 0. <br />KUSH Mr. Steve Kush, 3033 Arcade Street, appeared before the <br />PROPERTY Commission requesting approval of the division of his <br />DIVISION property into three lots. Kush pointed out that there <br />is a older home on proposed Tract A. He would like to <br />build a new home on that Tract and tear down the <br />existing home when the new one is completed. Kush <br />indicated that he would sell Tracts B and C. Kush <br />asked about the Planner's recommendation for a <br />temporary cul -de -sac, and if this would allow room for <br />homes to be built on Tracts B and C. <br />The City Planner stated that he believed that the <br />turn - around requirement would not interfere with the <br />buildability of Tracts B and C. The Planner felt that <br />the turn - around should be required because the street <br />will now be approximately 200 feet long and will serve <br />three properties. There is potential for the street to <br />be extended further in the future, therefore, the <br />turn - around is a temporary situation. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />Mr. Costa recommended approval of the Kush property <br />division as submitted for 3033 Arcade Street subject to <br />compliance with the recommendations of the City Planner <br />as contained in his report dated June 8, 1990. <br />Motion seconded by DeLonais. <br />Motion carried 7 - 0. <br />Page 8 <br />
