Northwest Associated Consultants, Inc. <br />U R B A N P l A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Robert Kirmis /Stephen Grittman <br />DATE: 8 June 1990 <br />RE: Little Canada - Kush Lot Split <br />FILE NO: 758.09 - 90.42 <br />BACKGROUND <br />Mr. and Mrs. Steven Kush have submitted an application to <br />subdivide a 40,712 square foot parcel of land located west of <br />Arcade Street and South of Windward Way, legally described as <br />Lot 13, Auditor's Subdivision No. 43. Specifically, the <br />applicants wish to subdivide their parcel into three lots and <br />construct a new single family home for themselves upon the <br />subdivision's easternmost lot. While their new home is being <br />constructed, the applicants would reside in their existing home <br />located on the same lot, then demolish it after construction of <br />the new home is complete. The subject site is zoned R -1, Single. <br />Family Residential. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Proposed Subdivision <br />ISSUES <br />Zoning. The subject property is currently zoned R -1, Single <br />Family Residential. The R -1 District requires a minimum lot size <br />of 10,000 square feet. While all lot sizes within the <br />subdivision do exceed minimum lot size requirements, it should be <br />noted that lot sizes as designated on the subdivision proposal <br />include those areas designated for street right -of -way or <br />easements.
