Johnson reported <br />that the proposed buildings would be constructed of <br />metal and would be used for equipment storage. Johnson <br />reported that Fuel Economy would like to clean up their <br />property. <br />DeLonais stated that he was in favor of allowing Fuel <br />Economy to construct the two additional storage <br />buildings, and reported that Fuel Economy has always <br />maintained their property well. <br />The City Planner did not believe a variance was <br />appropriate because the criteria for a hardship is not <br />met. However, the Planner felt the request appropriate <br />in the Industrial District, and recommended that a text <br />amendment for a Conditional Use Permit be adopted in <br />the business - warehousing Industrial District allowing <br />accessory storage area up to the same square footage of <br />the principle building. The Planner pointed out that a <br />conditional use permit would allow the City flexibility <br />in the approval process. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />Pedersen pointed out that it appears that the <br />Commissioners are in favor of Fuel Economy's request, <br />however, the mechanics of how it is to be allowed need <br />to be worked out. <br />Johnson stated that he disagreed with the <br />recommendation in the Planner's report for additional <br />parking. Johnson pointed out that Fuel Economy has 25 <br />employees and 24 parking spaces. The majority of the <br />time all employees are not on the premises. Johnson <br />reported that he does have plans to expand the current <br />parking area in the spring. <br />The City Planner replied that he understands that the <br />Ordinance may require more parking than Fuel Economy <br />has a need for, however, pointed out that if there is a <br />change -over in the type of business on the site, etc., <br />the City needs assurance that there is adequate <br />parking. The Planner also pointed out that Woodlyn <br />Avenue has a narrow street right -of -way, and people <br />parking on the street would cause problems. <br />DeLonais pointed out that the parking situation at Fuel <br />Economy is probably grandfathered in since the business <br />was in existence prior to the Ordinance. <br />Page 8 <br />
