MINUTES PLANNING COMMISSION March 8, 1990 The City Planner replied that the City can require upgrading of the parking as part of Fuel Economy's request. DeLonais recommended that the City Planner prepare a text amendment which would allow accessory building area in the Industrial District up to a maximum area equal to the size of the principle building, and requesting that the Planner work with Fuel Economy on the parking situation at their site. Motion seconded by Herkenhoff. Motion carried 7 - 0. Commission discussed speeding the process along for Fuel Economy so that once a text amendment is approved, their request need not be resubmitted to the Commission. DeLonais recommended that if the City Council establishes a conditional use permit process under the Ordinance allowing accessory storage area equal to the size of a principle structure, that the Fuel Economy application proceed on to the City Council for approval if it meets the CUP requirements. Motion seconded by Costa. Motion carried 7 - 0. CUP FOR Mr. Bruce Kath, Kath Bros. Fuel Oil Company, appeared FUEL STATION before the Commission requesting approval of a KATH BROS. Conditional Use Permit for construction of a new fuel station. Kath reported that his firm is required by 1998 to meet Federal regulations and remove underground fuel tanks, and part of the proposal calls for removal of those tanks and installation of the new -style tanks. Kath also described the gas station and car wash which are being proposed, and elimination of the fuel dispensing area between the two existing buildings. Costa questioned the need for an additional fuel station in the area. Kath reported that they are hoping to attract contractor traffic to the fuel station, however, the station will be open to the general public as well. Page 9
