MINUTES <br />PLANNING COMMISSION <br />March 8, 1990 <br />The City Planner reported that he views the <br />improvements to the site as positive. However, the <br />Planner suggested that the two parcels be combined and <br />requested a complete inventory of parking locations. <br />The Planner stated that his primary concern is for the <br />stacking space for the car wash. The Planner did not <br />want to see cars stacking for the car wash and blocking <br />access to parking areas. The Planner suggested that <br />this issue could be worked out, however. <br />Kath reported that he would like to discourage parking <br />on the south side of the building, and suggested that <br />stacking for the car wash could occur in this location. <br />Kath suggested that employee parking could be moved to <br />the northeast corner of the site. <br />Herkenhoff was concerned with ice accumulating from the <br />car wash. <br />Kath reported that heating coils will be installed out <br />to the street to prevent an ice problem. There will be <br />drains installed to catch water run -off. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />It was pointed out that Kath Bros. would like to retain <br />the two separate parcels so that they could be sold <br />independently if desired. <br />The Planner stated that the way to process the request <br />retaining the two separate parcels would be under a <br />Planned Unit Development due to the shared parking and <br />accesses. <br />Kath suggested that to speed the process they will <br />combine the properties at this time, however, in the <br />future may request the Planned Unit Development as <br />described by the Planner. <br />Drabik asked if there was adequate room on the site to <br />accommodate semi -truck traffic. <br />The Planner replied that there was adequate space for <br />transport traffic, however, he does want to review <br />parking locations. <br />Herkenhoff recommended approval of the Conditional Use <br />Permit requested by Kath Bros. Fuel Oil Company for <br />construction of a new fuel station subject to <br />Page 10 <br />
