This arrangement was considered <br />acceptable provided adequate land area was reserved for parking <br />should the need arise. <br />In addressing the facility's increased parking demand caused by <br />the addition of retail activities, two alternatives appear valid: <br />1. If Slumberland representatives feel the site's existing <br />parking supply of 136 spaces can sufficiently accommodate <br />the additional retail activities, an expansion of their <br />parking allotment will not be required at this time. <br />Conditional to the City's acceptance of this parking <br />deficit, however, shall be the applicant's demonstration of <br />the site's ability to provide 207 stalls as required by <br />Ordinance. If the existing 136 stalls are found to be <br />inadequate in terms of meeting off- street parking demands, <br />the City shall reserve the right to require the expansion of <br />the lot to meet facility demand. <br />2. The existing Slumberland parking lot is expanded to provide <br />19 additional parking spaces or 155 total spaces. <br />Because the proposed retail use has a significantly greater <br />parking requirement than that of warehousing uses, the <br />site's total parking requirement has risen a total of 19 <br />spaces (from 188 to 207). In this light, an expansion in <br />parking supply would seem appropriate as it would correlate <br />to the site's increased parking demand. As stated in the <br />aforementioned alternative, adequate land should be reserved <br />to accommodate the Ordinance requirement of 207 spaces. <br />3 <br />Page 39 <br />
