Lighting. The submitted site plan does not indicate exterior <br />lighting locations. If exterior lighting is to be provided, the <br />site plan should be modified to include all such locations. All <br />lighting should be hooded and so directed that the light source <br />is not visible from the public right -of -way. <br />Signage. Prior to final CUP approval, the applicant must submit <br />a signage plan indicating the location, size and type of all <br />signage which is to occur upon the subject site. <br />Utilities. Prior to final site plan approval, the applicants <br />must submit a utility plan. The plan will be subject to the <br />review and comment of the City Engineer. <br />Surfacing. Per ordinance requirements, the entire area, other <br />than occupied by the site's buildings or plantings should be <br />surfaced with concrete or bituminous material and curbed to <br />control dust and drainage. This issue will be subject to the <br />approval of the City Engineer. <br />Grading and Drainage. Prior to final CUP approval, the <br />applicant must submit a grading and drainage plan. The plan <br />will be subject to the review and comment of the City Engineer. <br />Loading. The site plan does not designate any exclusive loading <br />space. As a condition of approval, adequate off - street loading <br />space must be provided for semi - trailer truck transports which <br />does not conflict with internal or external site circulation. <br />Outdoor Storage. No outside storage except as allowed in <br />compliance with Section 911.040, D of the Ordinance is to occur <br />upon the subject site. An enclosed screened area is to be <br />provided for rubbish containers and dumpsters. <br />RECOMMENDATION <br />Based on the preceding review, it has been found that a number of <br />required plans have yet to be submitted and that a number of <br />critical issues have yet to be resolved. As such, our office <br />recommends that concept approval only of the Kath Oil CUP be <br />granted until such time when the said issues have been adequately <br />addressed. Future submissions should adhere to the following <br />conditions: <br />1 The applicant pursue a legal lot combination which would <br />combine the two subject parcels into a single lot. <br />2. The submitted site plan is revised to include all parking <br />stalls and drive aisles which are to occur upon the subject <br />site. The provided parking supply should meet ordinance. <br />parking requirements for the proposed uses. <br />5 <br />Page 62 <br />
