The submitted site plan illustrates a <br />parking requirement of only 440 spaces, whereas a requirement of <br />454 spaces was derived above. This is likely a result of the <br />estimates used by the architect with regard to the allocation of <br />use and floor space. <br />Grading and Drainage. With ponds and /or wetlands consuming <br />approximately 12 percent of the subject site, proper grading and <br />drainage become an important issue. While at 5 percent, segments <br />of the facility's drive aisle are found to be somewhat extreme, <br />the drives do lie within maximum slope requirements per the <br />Ordinance. Also of some concern are the two embankments which <br />abut the parking area's north and east sides. With slopes <br />measuring as much as 40 percent, proper erosion control measures <br />must be undertaken to ensure their stability. The landscape plan <br />also notes that the pond lying north of the Phase II building <br />addition is to be excavated and provided an overflow mechanism <br />which will ensure a pond elevation of no greater than 905.0 feet. <br />The grading and landscape plan shall be subject to the review and <br />comment of the City Engineer and the Watershed District. <br />2 <br />Page 78 <br />
