MINUTES <br />PLANNING COMMISSION <br />March 8, 1990 <br />residential property along Centerville Road also has <br />35E located on its west side, and that highway would <br />generate a great deal more noise and traffic than <br />Centerville Road. Kaufman again pointed out that <br />furniture retail sales does not generate a lot of <br />traffic. <br />Pedersen asked if site improvements at the Slumberland <br />site that have been discussed previously have been <br />completed. <br />The City Planner replied that the bulk of improvements <br />have been made, and the City has security deposits in <br />escrow for the landscaping improvements which will be <br />completed this spring. <br />Costa pointed out that Slumberland is supposed to <br />provide screening adjacent to his sister's home. <br />Kaufman replied that Slumberland has made a commitment <br />to install a berm and double row of trees in this area <br />and it will be done in the spring. Kaufman invited Ms. <br />Costa's input in the placement of the berm and <br />landscaping. <br />Herkenhoff asked the deadline for the completion of the <br />landscaping improvements. <br />The City Planner was unsure of the exact date, but <br />again pointed out that it is to Slumberland's best <br />interest to get the improvements completed since the <br />City was holding security for these improvements. <br />Drabik asked if the proposal meets the criteria <br />established for Conditional Use Permits, if the City <br />must grant the permit. <br />The Planner replied that that was correct, pointing <br />out, however, if there is a finding that the request is <br />not in compliance with the criteria established, the <br />City can deny the request. The Planner pointed out <br />that neighbors' opposition is not an adequate basis for <br />denial. <br />Costa asked if Slumberland planned to advertise the <br />clearance center. <br />Kaufman replied signage at the site is the only <br />advertising that is planned. <br />Page 4 <br />
