MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 1990 <br />Bendel stated that he was not pursuaded that aesthetics <br />is a basis for granting a variance in this instance. <br />Herkenhoff pointed out that if the variance is granted, <br />Valento can build a better home which will have a <br />better appearance in the neighborhood. <br />Bendel felt that the better home Mr. Valento has <br />referred to would mean a higher sale price and more <br />profit for the developer. Bendel felt that the <br />appearance of the home would have more effect on the <br />neighborhood than the size of the home. <br />Costa felt that Valento did not cause the problem, but <br />rather the City did when they required the street be <br />put through to LaBore Road. <br />Drabik pointed out that Tax Increment Financing was <br />used in this area. <br />The Planner reported that TIF was used to acquire the <br />home on the west side of Valento Lane. <br />Kurt Melancon, representing his father who owns the <br />property to the east, reported that his father would <br />prefer the variance not be granted if that would result <br />in the property not being developed. However, if the <br />variance would mean that the homes would be located <br />further away from the Malencon property, then his <br />father would support the variance. <br />DeLonais suggested that perhaps a compromise was in <br />order and suggested that the City allow the homes to be <br />built 30 feet from the curb line, which would be 4 feet <br />further east than Mr. Valento is proposing. <br />Drabik pointed out that both the Planning Commission <br />and City Council denied the variance request in July. <br />Nothing has changed in the request. <br />Melancon stated that he would like to see the homes <br />located closer to the street. <br />Drabik pointed out that if a variance is approved for <br />the front yard setback, homes could still be built to <br />the rear yard setback line, which is 30 feet. <br />Bendel asked the setback for decks. <br />Page 5 <br />
