MINUTES <br />PLANNING COMMISSION <br />February 8, 1990 <br />The City Planner reported that the square footage of <br />the lots proposed range from 16,000 square feet to <br />28,000 square feet. <br />Mr. Howe reported that he would be the builder and is <br />planning to construct homes in the $130,000 to $160,000 <br />range. Howe reported that there is a total of 24.6 <br />acres of property in the development proposal. <br />Drabik asked if there would be an attempt to preserve <br />the existing trees. <br />Howe reported that as many trees as possible would be <br />preserved, and pointed out that he is proposing that <br />the road be located where the existing driveway is. <br />However, when the road is looped around, some trees <br />will be lost. Howe reported that because of the <br />terrain of the property, there may be less than the 48 <br />lots he is proposing. <br />The City Planner explained that his report refers to <br />the sketch plan and concept PUD as well as a rezoning <br />of a portion of the property to R -2. However, since <br />the proposal has been changed to entirely <br />single - family, there is no need for the PUD or <br />rezoning. The property is currently zoned R -1. <br />Herkenhoff felt the proposal was a good one. <br />Howe pointed out that it is possible to plat more lots, <br />however, more trees would be destroyed if that were <br />done. <br />Brian McCue, 160 East County Road B, informed the <br />Commission that he thinks the plan submitted was a good <br />one. McCue asked if there would be any assessment for <br />street or utility improvements made to the surrounding <br />properties. <br />Howe responded that the cost of street and utility <br />improvements that are needed would not be assessed <br />against surrounding properties. <br />Page 2 <br />
