MINUTES <br />PLANNING COMMISSION <br />OCTOBER 11, 1990 <br />The Planner replied that grading and drainage plans are <br />required to be submitted along with preliminary plat <br />documents. The Planner noted that in the past the <br />Commission has recommended approval of preliminary <br />plats contingent to grading and drainage plan <br />submittal. <br />Drabik asked if the City has experienced any problems <br />doing this in the past. Drabik cited the Centre Place <br />plat as an example. <br />The Planner replied that there were problems with the <br />Centre Place plat even after review of grading and <br />drainage plans. The Planner noted that he has no <br />problem with the lay -out of the preliminary plat as <br />submitted, but is concerned about grading and drainage <br />information. <br />Howe reported that he would submit the grading and <br />drainage information prior to the matter going to the <br />City Council in two weeks. <br />DeLonais asked if Howe was proposing front yard <br />setbacks of 30 feet for the Sunrise Drive lots. <br />Howe replied that he was. Howe noted that he is only <br />platting the property involved in the extension of <br />Sunrise Drive into lots at this time. The remaining <br />property is proposed to be platted as an outlot. Howe <br />also informed the Commission that since their last <br />meeting, the proposal has been changed to strictly <br />single- family due to concerns raised by residents of <br />the area. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />Garske recommended approval of the Fredrickshaven <br />preliminary plat as presented subject to the <br />recommendations of the City Planner as contained in his <br />report dated October 8, 1990. <br />Motion seconded by Costa. <br />Motion carried 7 - 0. <br />Page 2 <br />
