MINUTES <br />PLANNING COMMISSION <br />DECEMBER 13, 1990 <br />finding a commercial location. <br />Kukk again expressed concern about losing his location. <br />Pedersen stated that in order for him to approve the <br />proposal, the building would have to look like an <br />office building rather than a body shop. Pedersen <br />suggested that the applicant might be required to put a <br />lot of money into the building that he would not have <br />to in another location. <br />Kukk reported that he planned to construct a block <br />building with a brick facade on the front. Kukk stated <br />that their ultimate goal is to run a body shop that <br />works on high -class cars. <br />DeLonais suggested that the applicant put together a <br />plan that will show the Commission what the building <br />will look like, show landscaping, parking, etc. It was <br />suggested that the applicant submit pictures of <br />buildings that look similar to what he is proposing. <br />Pedersen also suggested that the applicant talk to his <br />neighbors to determine their feelings about the <br />proposal. <br />Kukk pointed out that they could continue to do <br />business the way they are, however, realizes that the <br />neighbors will not be happy with the current situation. <br />Kukk stated that they can improve the property at their <br />own initiative, or they feel the City will force <br />improvements. <br />Pedersen stated that he feels it is to the applicant's <br />advantage to look for another location with compatible <br />zoning. <br />Kukk again stated that they do not want to lose their <br />established clientele. <br />Pedersen asked the status of the property under the <br />current zoning. <br />The City Planner replied that the business is <br />grandfathered in. The applicant can fence the property <br />and make interior equipment changes, however, cannot <br />expand the building. <br />Kukk again stated that it is necessary that he be able <br />to put in a spray booth. <br />Page 8 <br />
