MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 8, 1990 <br />BACHMEIER <br />CORP. - <br />REZONING, <br />CONCEPT <br />STAGE PUD, <br />& SITE PLAN <br />be, however, he will need to review a survey of the <br />property. <br />DeLonais was concerned that the Commission has no site <br />plans to work with. <br />The Planner pointed out that no building or <br />construction will take place as a result of this <br />request, and that the proposal for gas station and <br />convenience store will come back to the Commission in <br />the form of another conditional use permit application. <br />The Commission is being asked to address the issue of <br />off -site parking this evening. Issues such as amount <br />of asphalt, curb cuts, etc. would be addressed as part <br />of the conditional use permit for the gas station and <br />convenience store. <br />Brausen reported that he is beginning the legal work <br />for the gas station and convenience store proposal, and <br />has been requested to obtain approval for the shared <br />parking situation as a first step. <br />Garske asked if the shared parking situation would run <br />with the land. <br />The City Planner replied that this was correct, if the <br />shared parking arrangement is approved, this would run <br />with the land even if one of both of the parcels were <br />sold. <br />Garske recommended approval of the property division <br />and conditional use permit for shared parking as <br />requested by Ted Brausen for the property located at <br />2822 Rice Street subject to the recommendations of the <br />City Planner as contained in his report dated November <br />1, 1990. <br />Motion seconded by Bendel. <br />Motion carried 5 - 0. <br />Mr. Donald Bachmeier, Bachmeier Corporation, appeared <br />before the Commission requesting approval of the <br />rezoning of the property located at 177 E. County Road <br />from R -1 to PUD, concept stage PUD and Plan Review for <br />for his proposal to develop a phased -in office /showroom <br />development consisting of six buildings on this site. <br />Bachmeier reported that he has been working with City <br />Staff on issues such as retention of trees on the site, <br />and he is trying to incorporate these concerns into his <br />site plan. <br />Bachmeier submitted a site plan and pointed out that <br />Page 5 <br />
