MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 13, 1990 <br />Frank Burteck, 2430 Sunrise Drive, felt the width of <br />the twin -home lots appeared too small. Burteck asked <br />the zoning of the property. <br />Howe replied that the zoning is current R -1. <br />Burteck reported that he opposed the rezoning of the <br />property. Burteck felt the development proposal <br />appeared too crowded and would increase the traffic in <br />the area. <br />Costa asked the soil conditions that Howe was dealing <br />with. <br />Howe reported that soils were good. <br />Costa felt the twin -homes proposed were a good idea <br />pointing out that Little Canada does not have this type <br />of housing available currently. Costa felt the project <br />was high- class. <br />Mrs. McVey, 2455 Edgerton, stated that most people are <br />concerned that multi - family housing will decrease their <br />property values. McVey stated that this was not true, <br />and pointed out that the proposed development will <br />increase the tax base in the City, thereby possibly <br />decreasing taxes. McVey also suggested that with the <br />values proposed by Mr. Howe, it is unlikely that the <br />twin -homes will become rental units. McVey also <br />pointed out environmental concerns feeling that this <br />type of housing uses less land and energy. McVey <br />stated that she was in favor of the proposal provided <br />that it is done with class. <br />Drabik asked why Little Canada has not had twin homes <br />before. <br />Pedersen stated that the City does have some twin <br />homes, but they are less expensive than these that <br />Gordie Howe is proposing. Pedersen agreed that less <br />expensive twin homes would likely end up rental housing <br />which tends to deteriorate. <br />Garske asked who would be responsible for road <br />maintenance. <br />Howe replied that the street would be put in as a City <br />street. <br />Paul Kubich, Sunrise Drive, stated that he would rather <br />live in an area where the homes are owner - occupied. <br />Page 8 <br />
